Terms and conditions of booking.

1. The number of people occupying the property shall be specified at the time of booking, and shall not exceed the specified number during the booked stay.

2. To pay a deposit of one third of the rental at the time of booking and pay the balance not less 4 weeks before the start of the holiday.

3. Reasonable usage of electricity is included up to a maximum of £30 for a week for Rowanbank and £20 per week on the other 3 properties. Any usage above this will be deducted from the good housekeeping deposit.

4. To notify of a cancellation as soon as possible. The booking deposit is not refundable but if the balance has been paid and we are able to re-let the property we will refund the balance and good housekeeping deposit.

5. To send a separate cheque for a Good Housekeeping Deposit of £100 for Rowanbank or £50 for the other 3 properties to be paid when paying the balance of the holiday. This will be destroyed at the end of the week subject to there being no problems.

6. To vacate the property by 10.00am on the final day of the let. Incoming guests may arrive from 3.30pm onwards.

7. To use the property solely for its purpose as self catering holiday accommodation.

8. To reimburse the owner in respect of any loss or damage beyond reasonable wear and tear.

9. To keep the premises in a clean tidy and tidy condition at all times and to leave the premises at the end of the hire period in the same condition as it was found at the start.

10. This is a non smoking property. The owners reserve the right to retain the good housekeeping deposit if this is not adhered to, and to charge for any additional cleaning which may be incurred.

11. The owners shall not be held responsible or liable for any accident, loss or mishap to persons or property whilst on or using the property, or any illness or injury arising from any cause whatsoever.

12. To accept that should the property become unavailable or unsuitable for letting subsequent to booking through any cause, the owners liability shall be limited to the amount of rent paid.

13. To allow the owners access to the property at all reasonable times.

14. To accept that the property shall not be used for party purposes.

15. Not to cause a nuisance or disturbance to other residents or neighbours.
